As a real estate agent who calls Chattanooga's lake country home, I have the privilege of helping people find that same feeling — and I never get tired of it.

The Tennessee River system blesses this region with two stunning bodies of water: Chickamauga Lake and Nickajack Lake. Chickamauga Lake stretches over 36,000 acres and is consistently ranked among the top bass fishing lakes in the country. Nickajack, while smaller, offers a quieter, more secluded feel with dramatic bluffs and incredible sunsets that you have to see to believe.

You are minutes from downtown Chattanooga's thriving food scene, world-class outdoor recreation, and top-rated schools, but when you pull into your driveway, it feels like you are a world away. Buying on the water is different from a traditional home purchase. There are details that can make or break the experience, and having an agent who understands lake properties is essential. Here is what I always tell my buyers to investigate:

  • Dock permits and TVA regulations. The Tennessee Valley Authority governs the shoreline, and not every property qualifies for a private dock. Always verify permit status before you fall in love with a listing.
  • Seawall and shoreline condition. A deteriorating seawall can cost tens of thousands to repair. I always recommend a marine survey alongside your standard home inspection.
  • Flood zone classification. Most lakefront properties sit in a flood zone, which affects insurance costs. Understanding the zone designation and elevation certificate will save you from surprises at closing.
  • Water depth and usability. A gorgeous waterfront view does not always mean deep water access. If boating is important to you, confirm the water depth at the dock, especially during seasonal drawdowns.
  • Septic vs. sewer. Many lake homes are on septic systems. Make sure you understand the system's age, capacity, and proximity to the water.

I could talk about property values and investment potential all day — and lakefront homes in Chattanooga have appreciated beautifully over the past decade — but the real return is in how you live. Mornings on the dock with coffee. Weekend fishing trips that start from your backyard. Kayaking at golden hour. Neighbors who wave from their boats. Luxury properties with deep water, updated finishes, and acreage can push well past $1 million.
